Survey of Property trends - 'Green' issues (243KB)
Survey covering attitudes towards the environmental efficiency of commercial properties by their occupiers. This issue is undoubtedly becoming of increasing importance to occupiers, particularly in view of the recent escalation of energy prices and new legislation. The survey was conducted in May 2006, and takes in the views of private sector firms of all sizes, in all sectors and from all regions.

Solar Century - Gleeson Homes case study (258KB)
The three-bed townhouses with C21e solar tiles sold at a premium of 8.6%.

The Beeches, Norfolk Park is a good example of how solar photovoltaics (PV) help homes sell for more money than those without. The Gleeson Homes development, consisting of 75 three and four-bedhomes, is situated in the regeneration area between Sheffield and the Peak District National Park.

Wolseley Energy Efficiency Research (85KB)
Research into publci attitudes to energy efficiency measures. Conducted by market information specialist TNS, which interviewed 1,563 adults aged 16-64 across Great Britain.
The sustainable property appraisal project (98KB)
The aim of this project was to help in the quest for the integration of social responsibility into property investment practice, something that had been identified as proving problematic for the sector.

This report charts the progress of the project and details the main deliverables, which have been, or are to be, separately published. It also provides a reflection on a number of issues that have arisen during the life of the project and makes a series of recommendations to DTI to assist in the effective management of future funded projects.

FINANCIAL RISKS OF CLIMATE CHANGE (790KB)
This ground-breaking study uses insurance catastrophe models to examine the financial implications of climate change through its effects on extreme storms (hurricanes, typhoons, and windstorms). By publicising the results, the insurance industry is communicating the potential level of future risk arising from climate change, enabling governments, businesses and individuals to make rational decisions on whether and how to avoid these costs.
ECOPARK FINANCIAL ANALYSIS REPORT (775KB)
At the Kyoto conference in 1997, participating governments agreed environmental targets aimed at reducing the environmental impact of human society. Ecopark shows how the UK social housing sector can contribute to environmental sustainability. Through Ecopark, the developer ? Gallions Housing Association wants to demonstrate that sustainable living is not something new and cutting-edge, nor needing a huge effort, nor an immense budget.

Gallions Housing Association became a registered social landlord in June 2000 and, as the major social landlord in Thamesmead, manages over 6000 properties in the area. Gallions aim is to provide affordable, quality housing and support services in a safe and secure environment.

Ecopark is part of the Section 106 affordable housing element of the third phase of the Gallions Reach Urban Village. This new village, built on formerly contaminated land, lies in the heart of Thamesmead, bordered on its north-western side by the River Thames. The development of the land in and around Ecopark, managed by Tilfen Land, has been designed to include the drainage of rainwater into a network of canals containing reeds and other water plants. These filter and clean the water, providing a biologically diverse habitat for plants, insects and animal life essential to the natural ecosystem. The Urban Village itself comprises over 1500 new homes, shops and a school, and is arranged around a central ?ecological corridor?. Within the Urban Village, Ecopark nestles against Gallions Hill and the planned Tripcock Park.
Changing climate, changing behaviour - delivering household energy saving through fiscal incentives (1591KB)
Background It is widely recognised that existing policies alone are not sufficient to meet the UK's national climate change targets. Since the HM Treasury/Defra consultations on household energy efficiency in 2002 and 2003, EST and others have argued that Government must introduce further fiscal measures: specifically, whole-house fiscal incentives to encourage consumers to save energy through the installation of discretionary measures such as insulation, as well as incentives to encourage the construction of low carbon properties.

Approach EST undertook a programme of research to determine which fiscal measures would be the most effective in encouraging consumers to make their homes more energy efficient, and developers to build low carbon homes. The report begins by discussing the current and potential markets for energy efficiency and examines the need for additional fiscal measures. It then considers the results of the research and outlines EST's conclusions and recommendations. Existing properties and new build properties are considered separately. The research included the identification and analysis of potential fiscal measures, in-depth interviews with householders, an omnibus survey of households, and involved extensive stakeholder discussions.
Building for the future (348KB)
A range of external drivers and pressures have
started to encourage companies in the UK
residential sector to adopt more sustainable
practices and, in response, most residential
developers are now describing their businesses as contributing to "sustainable development" and/or "regeneration". But few mainstream (equity and property) investors appreciate the relevance of sustainability issues to investment performance in this sector. There is a danger that residential property stocks could be mis-priced if sustainability issues are not sufficiently factored into investment analysis and decisions.
To investigate this trend further, Morley Fund
Management (Morley), Igloo Regeneration
Partnership and Forum for the Future undertook a study in which we interviewed ten of the UK's
leading residential property developers to:

? Assess their approach to managing social and environmental issues
? Gather their thoughts on the efficacy of fiscal
and policy measures designed to improve the
sustainability of property development in the UK
? Ascertain the impact of government policies and
initiatives, company practices and investor
activities on the delivery of sustainable
development.
